Larkspur Capital acquires, develops, and manages commercial real estate assets on behalf of institutional investors.

Larkspur seeks to exploit niche spaces that are generally overlooked by the broader market, often as a result of herd mentality.

With a focus on institutional development in urban core submarkets within the Dallas-Fort Worth MSA, Larkspur seeks to activate urban renewal in transitional neighborhoods by building innovative projects that disrupt existing development standards.

Larkspur acquires and develops real estate by forming partnerships funded by select private equity firms and family offices. Partnerships formed since the Company's inception have received compelling, above-market returns. Larkspur’s principals co-invest a significant portion of equity in each partnership, thereby further aligning the objectives of the principals with their limited partners.

Carl B. Anderson IV

President

Carl is the President of Larkspur and is responsible for overseeing the firm’s development activities, including site selection and acquisition, due diligence, project design, securing entitlements, and project execution. Since founding the firm, Carl has executed development and acquisition projects across the land, office, retail, multifamily, and condominium property types. Prior to co-founding the company, Carl held multiple roles in real estate private equity, working on acquisitions and development projects totaling over $3 billion.

Carl previously served in acquisitions, development, and asset management capacities with increasing levels of responsibility with Fortress Investment Group LLC (NYSE: FIG), C-III Capital Partners LLC, and E2M Partners LLC. Carl graduated from Southern Methodist University with a Bachelor of Business Administration in Finance and New York University with a Master of Science in Real Estate Finance with distinction (top 10%). Carl serves on the City of Dallas Development Advisory Committee, on the board of the Deep Ellum Tax Increment Financing District, and as a Trustee on the board of the Deep Ellum Foundation. He previously served on SMU's Young Alumni Board and was president of the SMU New York City Young Alumni Chapter.

Art Ferriss

Vice President, Development

Art is the Vice President of Development and is responsible for the firm’s acquisition and development activities, including underwriting, due diligence, project design, securing entitlements and project execution.

Art brings knowledge in both debt and equity commercial real estate investing from experiences at MetLife Investment Management LLC and J.P. Morgan Asset Management. Art has a Bachelor of Science Architecture from the University of Michigan and a Masters of Real Estate from Texas A&M University.

Cole Wade

Development Associate

Cole serves as a Development Associate for Larkspur. His responsibilities include assisting in our development, acquisition, and asset management functions.

Prior to joining Larkspur, Cole worked in commercial real estate debt asset management with Goldman Sachs, and real property valuation with KPMG. Cole holds a Masters of Real Estate from Texas A&M University, and a Bachelors of Business Administration Finance from Texas A&M’s Mays Business School.

Joy Felix, CPA

Vice President, Finance

Joy is the Vice President, Finance and is responsible for the accounting functions of the company. Prior to joining Larkspur, Joy gained several years of real estate experience while overseeing the accounting, treasury, and risk management teams as the Vice President of Financial Services at JPI Companies, one of the largest multifamily developers in North America. She started her career as an auditor for FORVIS, LLP (formerly BKD, LLP) and also spent several years working for prominent non-profit organizations.

Joy graduated summa cum laude with a Bachelor’s of Business Administration in Accounting from Wichita State University and has her CPA designation.

Tyler Simmons

Vice President, Construction

Tyler serves as the Vice President of Construction for Larkspur. His responsibilities include overseeing general contractors throughout construction, cross functional coordination for logistics with vendors, ensure quality and compliance with regulatory bodies, and reporting / tracking status reports for each project.

Prior to joining Larkspur, Tyler worked as a Project Manager with ARCO Murray & Harvey Builders managing Mixed-Use Developments and Student Housing projects. Tyler holds a Bachelor’s Degree in Construction Management from Louisiana State University.

Schafer Smartt

Vice President, Development

Schafer is a Vice President of Development for Larkspur, primarily responsible for site selection and acquisition, as well as supporting development activities including due diligence, securing entitlements, project capitalization, project design, and project execution.

Prior to joining Larkspur, Schafer spent six years in Austin, with his most recent role at Kairoi Residential, working on a development pipeline valued at more than $3 billion, ranging from mixed-use towers to master plan development. Before that, he worked as an Analyst at HFF, contributing to investment sales transactions exceeding $500 million.

Schafer is a graduate of the University of Texas at Austin.
