Larkspur Capital Partners acquires, develops, and manages commercial real estate assets on behalf of institutional investors.

Larkspur seeks to exploit niche spaces that are generally overlooked by the broader market, often as a result of herd mentality.  The Great Recession created various supply-demand imbalances, which resulted in an abundance of opportunities in the real estate vertical. 

With a current focus on for-sale residential and land assemblages, Larkspur seeks to activate urban renewal in transitional neighborhoods by building innovative projects that disrupt existing development standards.  The population growth exhibited by certain MSAs, coupled with the lack of housing inventory following the economic downturn of 2008, has created significant demand for for-sale housing.  Moreover, delayed family formation versus historical norms has created demand for smaller "starter" homes in urban population centers.  While developers have largely recently focused on rental apartment development, the strong demand for for-sale housing has largely been ignored.  Focusing on shifting demographics and buyer preferences, Larkspur develops superior products for those seeking an urban lifestyle. 

Larkspur acquires and develops real estate by forming institutionally backed partnerships funded by select private equity firms and family offices.  Partnerships formed since the firm's inception have received compelling, above market returns.  Larkspur’s principals co-invest a significant portion of equity in each partnership, thereby further aligning the objectives of the principals with their limited partners.

Carl B. Anderson IV

Co-Founder, Managing Partner

Carl is a co-founder and Managing Partner of Larkspur and is responsible for overseeing the firm’s development activities, including site selection and acquisition, due diligence, project design, securing entitlements and project execution. Since co-founding the firm, Carl has executed development and acquisition projects across the retail, multi-family, condominium and townhouse asset classes. Prior to co-founding the Company, Carl held multiple roles in real estate private equity, working on acquisitions and development projects totaling over $3 billion.

Carl previously served in acquisitions, development, and asset management capacities in increasing levels of responsibility with Fortress Investment Group (NYSE: FIG), C-III Capital Partners LLC and E2M Partners LLC. Carl graduated from Southern Methodist University with a Bachelor of Business Administration in Finance and New York University with a Master of Science in Real Estate Finance with distinction.

Christopher E. Anderson, CFA

Co-Founder, Managing Partner

Chris is a co-founder and Managing Partner of Larkspur and is responsible for overseeing the financial activities of the firm, including project financings, underwriting, fundraising, risk management and financial & tax planning. Since co-founding the firm, Christopher has executed development and acquisition projects across the retail, multi-family, condominium and single-family townhouse asset classes. Prior to co-founding the Company, Christopher held multiple roles in corporate development and investment banking, working on mergers and acquisitions totaling over $1.5 billion in aggregate deal value. Most recently, Christopher served in corporate development roles with Solera Holdings Inc. (NYSE: SLH) and Hewlett-Packard Company (NYSE: HPQ) where he originated acquisition ideas, conducted due diligence and made financial recommendations to senior management and the boards of directors regarding company acquisitions and equity investments. 

Christopher began his career as an Analyst in the Investment Banking Department at UBS AG (NYSE: UBS) in San Francisco, California. He received dual Bachelor of Science degrees in Business Administration and Accounting from the University of Southern California and is a CFA Charterholder.

Lori Dodson , CPA

Vice President, Investment Management

Lori Dodson is Vice President, Investment Management at Larkspur, where she is responsible for overseeing all aspects of asset management and investor reporting. Prior to joining Larkspur, Lori was a member of the asset management team at E2M, a fully discretionary real estate investment fund manager based in Dallas, Texas. In this capacity, she was responsible for oversight and financial analysis process used to operate and assess overall investment performances.

Prior to E2M, she worked at Eiger where she gained experience in the areas of asset management and underwriting. Ms. Dodson’s career has included a wide range of financial responsibilities: at the Rosewood Property Company, she worked in the areas of accounting, strategic planning and underwriting; at First Worthing Company, the start of her real estate career, she worked in the accounting department.

Ms. Dodson holds a Bachelor of Business Administration degree in Accounting from Amber University. She is also a Certified Public Accountant, a current member of the American Institute of Certified Public Accountants and The Texas Society of Certified Public Accountants.

Currently she serves as a City of Garland Council Member and National League of Cities, First Tier Suburbs Council Member. From May 2006 through February 2011 she served as a Commissioner of the City of Garland Planning and Zoning Board.

Medley Buttermore

Analyst, Investment Management

Medley is an Analyst, Investment Management at Larkspur, where she focuses on asset management and investor reporting.  Prior to Larkspur, Medley gained several years of real estate experience with residential brokerage firm Virginia Cook, where she was involved in several million dollars of real estate transactions.  

Medley received a B.A. in Corporate Communications and Public Affairs from Southern Methodist University, where she graduated in 2009.
