Larkspur, Keystone plan to start construction on massive mixed-use project in Fort Worth in 2026

FW Westside RE Investors LLC, a partnership between Dallas-based Larkspur Capital and Robert Bass' Keystone Group, announced it will begin the first phase of construction on Westside Village in early 2026, and finish in 2028. At full completion, the 37-acre mixed use development will include about 880,000 square feet of new office space, 238,000 square feet of retail, 1,785 apartment units, a 175-key hotel and $45 million in infrastructure. The full development would also entail the largest office delivery Fort Worth has seen in 43 years.

The first phase of the project will include a 100,000 square foot class AA office building and a 308-unit luxury residential community, at the northeast corner of White Settlement Road and University Drive, where the former Fort Worth ISD building is. The office will have ground floor retail, two restaurant concepts and a private social club connected by a shared underground garage.

“We are excited to break ground on Phase I of Westside Village, introducing a distinctive office environment alongside thoughtfully designed residences that will bring something truly special to Fort Worth,” Schafer Smartt, Vice President of Larkspur Capital said in a statement. “Together, these buildings are designed to be inspiring places to work and live and to serve as a meaningful part of the larger community.”

HPI's newly formed Fort Worth office, led by Colt McCoy, will lead office leasing for the first-phase building. The assignment is a win for HPI, which recently formed a Fort Worth leasing team this year that also includes Matt Montague and Jake Neal. Pre-leasing for the Westside Village's first office building has started.
