Larkspur Capital acquires, develops, and manages commercial real estate assets on behalf of institutional investors.
Larkspur seeks to exploit niche spaces that are generally overlooked by the broader market, often as a result of herd mentality.
With a focus on institutional development in urban core submarkets within the Dallas-Fort Worth MSA, Larkspur seeks to activate urban renewal in transitional neighborhoods by building innovative projects that disrupt existing development standards.
Larkspur acquires and develops real estate by forming partnerships funded by select private equity firms and family offices. Partnerships formed since the Company's inception have received compelling, above-market returns. Larkspur’s principals co-invest a significant portion of equity in each partnership, thereby further aligning the objectives of the principals with their limited partners.

Carl B. Anderson IV
President
As president of Larkspur, Carl oversees the firm's development activities, including site selection and acquisition, due diligence, project design, securing entitlements, and project execution. Since founding Larkspur, Carl has led development and acquisition projects across land, office, retail, multifamily, and condominium property types. His prior experience includes roles in real estate private equity, where he worked on acquisitions and development projects exceeding $3 billion.
Carl was previously in acquisitions and portfolio management roles covering all property types across the U.S., most recently with Fortress Investment Group LLC. He holds a Bachelor of Business Administration in Finance from Southern Methodist University and a Master of Science in Real Estate Finance from New York University, where he graduated with distinction (top 10%).
Carl will serve on Board of Directors for The Real Estate Council during the 2026-2029 term. He currently serves on the SMU Folsom Institute for Real Estate Advisory Board, the SMU Dedman College Executive Board, the City of Dallas Development Advisory Committee, the Deep Ellum TIF Board, the Deep Ellum Foundation and Public Improvement District Board, and chairs The Real Estate Council's Planning & Development Group. Carl regularly serves on ad hoc municipal task forces that focus on improving public safety and infrastructure. He's a past member of SMU’s Young Alumni Board and was president of the SMU New York City Young Alumni Chapter.
Art Ferriss
Principal
Art, principal at Larkspur, is responsible for the firm’s acquisition and development activities, including underwriting, due diligence, project design, securing entitlements, and project execution. Art’s experience spans both debt and equity commercial real estate investing, gained through roles at MetLife Investment Management LLC and J.P. Morgan Asset Management.
Cole Wade
Associate Vice President
Cole, associate vice president of Larkspur, works with the firm's acquisition, asset management, and investor relations functions. Prior to joining Larkspur, Cole worked in commercial real estate loan acquisitions and debt asset management at Goldman Sachs, and real property valuation at KPMG.
Cole holds a Master of Real Estate from Texas A&M University and a Bachelor of Business Administration in Finance from Texas A&M's Mays Business School.
Tyler Simmons
Vice President, Construction
Tyler, vice president of construction at Larkspur, oversees general contractors throughout the construction process, manages logistics coordination with vendors, ensures quality and regulatory compliance, and tracks project progress through regular status reports. Before joining Larkspur, Tyler worked as a project manager at ARCO Murray & Harvey Builders, managing mixed-use developments and student housing projects.
Tyler holds a Bachelor’s Degree in Construction Management from Louisiana State University.
Kami Johnson
Executive Assistant
Kami, executive assistant for Larkspur, previously served as a 6th-grade English Language Arts and Reading teacher at Amy-Parks Heath Elementary. With additional experience at Pioneer Technology & Arts Academy, Kami effectively tailored her teaching to diverse student needs. Her prior administrative role at KE Andrews equipped her with valuable skills in data analysis and project management, enhancing her support capabilities.
Kami holds a Bachelor of Science in Business from the University of Phoenix.
Schafer Smartt
Vice President, Development
Schafer, vice president of development at Larkspur, is primarily focused on the firm’s pre-development activities, including site selection and acquisition, due diligence, project design, securing entitlements, and project capitalization. Since joining Larkspur, he has been involved in mixed-use, office, multifamily, hotel, and adaptive-reuse projects across urban Texas markets.
Prior to joining Larkspur, Schafer held roles with Kairoi Residential and HFF, where he worked on more than $3 billion of multifamily, land, office, hotel, and mixed-use developments and transactions across Texas. He is a graduate of the University of Texas at Austin.
Schafer is a member of TREC Dallas, TREC Greater Fort Worth, and serves on the Advisory Council for the University of Texas Silver Spurs.
Amy McCreary
Director, Accounting
Amy, director of accounting for Larkspur, brings over a decade of diverse experience in banking, investment, and property development. With a solid background in management, customer service, and operations, she excels at driving teams to meet and exceed their goals. A motivated self-starter, Amy is committed to continuous growth and making impactful contributions to her organization.
Amy holds an Associate’s Degree from Collin County Community College.
